Leaving country with no return date – can I “rent” car?

17 May

My mom who I had been caring for has recently passed away. I have a car which is financed and I owe 7k on it still. My very kind aunt has offered to send me an open ticket to Belgium. I don’t know when I will be coming back. I don’t want to sell my car yet since my long-term future is a big question mark. I may move back to the states and need my car or I may end up staying in Europe if at all possible.

Does anybody know if I can “rent” out my car to someone and have them take over the payment in my absence. Is this legal?
I am leaving the country not the state. I will be in Europe, my car in Florida. I was wondering if I could rent it here independently. Essentially, I would be asking for what the monthly payment is. Is this common?

Should I rent an apartment that is going to be forclosed on in the near future?

04 May

I live in Florida, The owner of the apartment says that the bank wont accept anymore payments on the mortgage, yet she’s wants to rent it to us. How long does a forecloser take and when would we have to be out? The property appraisers web site on the computer isn’t showing any forcloser YET!! Does anyone have any experience with this or any advice? She wants to rent to us month to month.

Will my grandmother’s rent payments to my parents cause her to be ineligible for Medicare?

15 Apr

My grandmother has Altzheimer’s and has been living with/cared for by my parents for a couple of years. They have been told that they can take a reasonable amount of monthly rent from her (in the future) to help pay household expenses. Assuming the rent paid is “reasonable,” could these payments cause her to be ineligible for Medicare for a time period if she was to go into a nursing home? I know there is a 5 year lookback period, so will these particular rent payments cause a problem?

What should my target rent payment be with my income?

12 Apr

I make 40k a year and am moving out on my own for the first time to relocate for a job around Huntsville, AL. I’ll be living in an apartment & I’m curious what a reasonable amount I should be spending is. I have no car payment and don’t blow a lot of money, but I’d like to be able to put back each month for emergencies and/or a down payment for a house in the distant future.

If someone could give me a rough idea, thanks!!

Can we apply payments made to property mgt., for yard work that was not done, toward future rent?

31 Mar

We are still paying for yard service along with our monthly rent but, at least now we there is someone dong the work. Can landlords collect for services that are not rendered?
Actually the landlord signed a contract with a maintenance company and we pay for the service to the Prop. Mgmt. We paid for 3 months of service before the landlord hired a yard service. We would like to apply those 3 months of payments we made for yard service toward our rent.

Sell or rent my property?

29 Mar

I purchased a 2 bdrm/2bath in late 2005 in DC. I put 10% down on the property and currently paying interest only on a 7 year ARM. Everyone knows the market is in a free fall and I will probably lose money if I sell right now. I have a 2 yr. old with another child on the way this year and the place is getting too small. My wife and I want to move to a bigger place. Should I continue paying interest only payments on a place that is losing money or wait out the real estate strorm and rent the unit? I will rent a bigger place for myself and family however, risk paying rent and mortgage if I have issues with a future tenant.
My ARM is fixed for 7 years. So my rate is locked until 2012.

House – can’t sell, can’t rent out.?

26 Mar

I bought a house two years ago and my loan was through USDA Rural Development. Than time I was single mother with a son. Now I’m going to get married and move with my futhure husband to another state. But I have the house! I tried to sell without making any profit, absolutely for what I paid – market in our town is dead right now, nothing sells for year and more even for such money. I need somehow cover my loan payments. I thought to rent the house out. And here is problem too – I was told I cannot do this because loan was giving for residential property and if I will rent it out it will be commercial. I’m stuck with the house. I see only one way – just return the house to USDA and that’s all. I know this will ruin my excellent credit history. What else I can do? Anyway now I can’t get another mortgage with my future husband (we are moving in another state) having this loan payment. Did anybody have such problem? What I can do? Thank you for your help.
P.S. House in Lake City Florida

In PA if a tenant is evicted from his/her apartment can the landlord require payment for future rent?

23 Mar

The question is pretty much what I said. If you are in the state of pennsylvania and youa re evicted from your apartment for unpaid rent can the landlord then charge you for the back rent plus all rent until the end of the lease. IE: You are evicted in Feb and you lease ends in july and you must pay rent for the months before feb AND March-July even though you dont live there.

Thanks!

Is it possible to use future rent payments to qualify for mortgage?

15 Mar

My boyfriend and I are thinking about getting a house. His credit score is bad but mine is good, so I want to try borrowing on my income/credit alone. Since he will be living in the house with me, and paying “rent”, can I use his future rent payments to get a bigger mortgage? If so, will I have to claim his “rent” payments to me as income for tax purposes? I thought about doing a stated income loan for this, but I don’t have the income yet and I don’t want to get into anything shady.

I bought condo with interest-only payments. Should I sell, refinance, or rent condo to recoup loss?

12 Mar

I’m trying to make the smartest financial move. I bought condo in April 2006. Buying the condo with interest-only payments was not the best move, but I wanted to flip it. However, the market tanked in 2006 and I got stuck with the condo. Yes, I live in the condo. Im living paycheck to paycheck right now. I do have reserve capital saved for a year. The mortgage interest is deductible. Condo is in Florida in a gated community with the best location. 1/1 bed/bath. 626 sq feet. I bought it for 100k. TERMS: Fixed rate at 6.5% on the first mortgage, 80k. $605/monthly. Adjusts after 10 years. 2nd mortgage ARM on 20k. Payments $178 montly. 9%interest.
Thinking of either selling, renting, or refinancing when the market turns around in future. Holding right now. I cant keep making interest-only payments forever! I need an intelligent person to help me make the smartest financial move. I have 9 more years until mortgage adjusts. Should I sell, refinance, or rent in the future? I want to profit $
