I have an annuity that expires 9/01/2010 I want $ now?

I have an annuity that I can’t touch til 9-01-2010…I need money now and I called MetLife who holds the annuity and they absolutely refuse to send me any of it til 9-01-2010. Since the money was from profit sharing at a company I used to work for and the company took out the annuity for me I can’t change the rules…I contacted JG Wentworth and they can’t even help me (they pay out lump sums for a fee against annuities, structured settlements etc.) they can’t help because I am not the one who set up the annuity….anybody out there have an suggestions as to what I can do to get some money…I don’t want all of it, only about $3000.00

I am facing a divorce settlement and want to know how to ensure I get my monthly payments…?

My husband has created fraudulent debts to make it look like I cannot cash out the equity in our home. Its a long story and has cost me over $4k in attny fees to get awarded very basic equity that he wants to make in structured monthly payments. There is a clause in my divorce papers that says bankruptcy is not an release for this debt. However, he has already made it clear he has no intention of making any of the monthly payments. His checking acct is continually overdrawn and he rarely pays banks and creditors on time, so there is little reason to believe I will get my money. I am wondering what experience you have to help me? I have requested a lein on the house (he wants it), an insurance policy or some other penalty be attached to non-payment, I also suggested there be a “bonus” for regular monthly payments (say a $1000 less owed). But my attorney has not responded to any of these saying “he has to pay”. But I know better. What did you do to protect yourself?

Am I able to get down payment assistance for a home I want to buy?

I am planning to make this home deal with a home seller. In the future when I want to exercise my right and get my own conventional financing would I be able to qualify for Down Payment Assistance.
We would be first time home buyers. Would the down payment assistance program consider me a home owner already if i’m being financed by the seller, if we go ahead with this deal.

We want to move but owe a current mortgage balance for a property that is not selling…are we stuck?

We have already begun a new home search and think we have found some viable options. However, there may be one hinderence to our future plans. We have no down payment money and currently own a condo that has an outstanding balance of $72 thousand with a market value of $85 thousand if lucky. We are desperate to get out because the building is turning for the worse, primarily because of a shift property management. This is no longer a place that we want to live and that feeling is shared by my most other property owners. There is more than 20 units for sale in the building I live and they are simply not selling. Are we stuck? Is there a way for us to free ourselves of this current situation that would still allow for us to move into a better suited property? Any professional expertise or similiarily survived scenarios are greatly appreciated and thank you in advance!

Want to buy a new home but have questions first.?

My wife and I would like to move soon. We currently own our home now ($130K). My wife is not working, she’s in nursing school and will graduate in June 2010. I am not working due to an accident in July 2005 but I do receive $5000 a month in a structured settlement payment that is due to pay me until 2029. We have $70K to put down and we’re looking at homes that are asking around $245-299K. Basically want to get out of town and more rural with some land. We dont have the best credit (wifes is better than mine) but we dont owe anything aside from my wifes student loans ($25K) that are due to be paid back in December 2010 – that is when she’s due to start making payments. All credit cards (she has 3) are paid off and they’re nothing huge all under 1K in balance. We were wondering if we used the 70K as down payment and put our current home up as collateral (then rent it out for around $800 monthly) we could possibly get the loan for the new house or would having the $5000 a month in income be enough even though it’s not “income” perse it’s a settlement? This is all kind of new to us so we dont know where to start or what to do but dont want to be taken advantage of either. Thanks if you read and understand all that!

I want to get rid of ex completely. But can owed child support and future payments be expelled?

I was separated from my ex husband june of 06. Child support was set in November of 06 for my ex husband to pay out of his wadges for our 3 children. My ex has since been arrested on a purge order for non payment of child support and again, on 4 Felony drug charges. (he used to be anti drug). I have since remarried and my new husband has financially provided for us were the biological father has not. My new husband also carries and pays full medical and full dental on myself and my 3 children. My new husband wishes to adopt my 3 children. Yesterday, my ex husbands Probation officer contacted me to see if I knew were the ex may be, as he gave her false information on were he relocated, walked out on his employer, and will not answer his cell phone when she calls. I told her I would try and help her out. I would like to ask my ex husband to relinquish his parental rights and offer to stop child support payments forever, as well as forgive the $27,356 that he is behind on. can I do this with it being through child support enforcement, as I have not gotten any financial help from any agencies or welfare? Thank You!!!
I forgot to mention that last friday he called me up and asked if I would expell the child support owed if he signed his rights off on our 3 year old. He said she was more bonded to my new husband. I reminded him that he didnt exercise his visits with her because he said, and I quote, “She was a hassle!” She was a year old when my new husband and I had met. To her, that’s daddy.

I want to buy a house, need reliable advice.?

I absolutely hate renting. I want a house that I can make however I want it without someone Else’s permission (with the exception of having permits to add on to the house) and here is my situation, please give me mature answers as I am pretty clueless about how all this works.

I am 18. My fiance and I want to buy a home, both of us are currently unemployed (no smart remarks plz) given the job situations in our area.
However. Starting July 1st this year I will begin recieving monthly annuity payments of $1,200 dollars for two years then it will decrease to just slightly under $1,000 a month guarenteed until I am 62 years old. Also starting July 1st I will recieve $10,000 lump sums semi anually for two years.

We both are currently looking aggressively for jobs.

I need some expert advice or advice from experienced home buyers. Niether of us have ever purchased a home. I need information on how to go about doing this and any advice you have to offer. Thank you so much in advance!!
It has already been cleared between the two of us that it will be in my name ONLY and that if we split.. of course the house is mine.
Besides all of this.. I didn’t ask for advice based on previous posts. I asked for advice based on the information given in this post.
And if we are to get married we will have a pre nup declareing the house is mine if we ever seperate or get divorced.
